What kind of property do you buy and sell?
Land on the horizon focuses on rural vacant land. We will consider purchasing land with structures on a case by case basis.
Do you finance?
Yes, in some instances we do offer financing but not on all properties. Our listing will clearly indicate if financing is available.
Do your properties have access?
Yes, we only purchase land that has physical access from a public road or with a legal easement.
Do your properties have a clear chain of title?
Yes, we acquire our properties with title insurance through state-registered title companies so you can be sure that the property you purchase from us has a clear chain of title. This is necessary if you take out a loan for either purchasing or developing the property, as the lender will require title insurance.
Is title insurance available?
Yes, if you would like to purchase with title insurance the title company can arrange for a title policy.
Are property taxes current?
We make sure property taxes are paid when we purchase the property. Sometimes prorated taxes will need to be applied to a sale, however we will make sure this is transparent when you decide to purchase the property.
Why should I buy from you instead of a real estate agent?
Real estate agents are great, and we actually list most of our properties with an agent. However, we do sell some properties exclusively, and in those instances you can realize a savings of 5% to 8% by not paying an agents fees.
Regardless of whether or not an agent is involved, we close through state-licensed title companies.
Do your properties include utilities?
Each of our properties are unique and any available utilities are described in the listing. Either way, we have already researched this for you and can provide this information.
Are you real estate agents?
No, we are not real estate agents or brokers. We are private land investors who specialize in buying and selling undeveloped land. We own the properties we sell with a general warranty deed and title insurance.
We do partner with agents frequently though because we understand the value they provide with customer service and assisting our buyers through the closing process.
